Why might I receive a lump sum payment from the electricity company?
The Electricity Company has to have a legal right for their apparatus to be on or over your land. The right is usually either a Permanent Easement or an Annual Wayleave Agreement. You can terminate a Wayleave Agreement and instruct the Electricity Company to remove their apparatus from your property/land. In this situation, they have three options:
1. Remove their Apparatus – this is highly Unlikely
2. Apply to the Government for a 15 year ‘Necesssary Wayleave’ – this is a very time consuming and costly for the Electricity Company
3. Make a lump sum payment in exchange for a Permanent Easement – highly likely
Potential Payment Levels – the guide below is dependent upon how visible and how close the electricity company’s apparatus is to your property:
Single Pole
Up to 2.5% of property value
(Typically in the range of £3000 to over £20,000)
Twin Pole
Up to 3.5% of property value
(Typically in the range of £4000 to over £30,000)
2 or 3 Lines
Up to 2% of property value
(Typically in the range of £3000 to over £20,000)
6, 12, 18 or 24 Power Lines
Up to 5% of property value
(Typically in the range of £8000 to over £30,000)
Pylon
Up to 15% of property value
(Typically in the range of £15,000 to over £50,000)
