Why might I receive a lump sum payment from the electricity company?
The Electricity Company has to have a legal right for their apparatus to be on or over your land. The legal right is usually either a Permanent Easement or an Annual Rental Agreement (Wayleave). If it is a Wayleave you can choose to terminate this Agreement and instruct the Electricity Company to remove their equipment from your property/land, they then have 3 options:
- Remove the equipment – Highly Unlikely
- Apply to the Government for a new 15 year Rental Agreement/Wayleave – Very time consuming and costly to the Electricity Company
- Agree to make a one off lump sum payment to the property owner for a Permanent Easement – Highly Likely

Upto 5% of your property value
eg. 5% x £250.000 = £12,500
2 or 3 Lines
Upto 3% of your property value
eg. 3% x £250,000 = £7,500
6, 12, 18 or 24, Lines
Upto 6% of your property value
eg. 6% x £250,000 = £15,000
Upto 20% of your property value
eg. 20% x £250,000 = £50,000
